Are you planning on renovating your home prior to selling? There are many renovations that could actually decrease the value of your home if not done properly. It is important to keep up with the trends for what people want and are looking for when buying a property. Below is a list of 10 renovation tips that will help you get the best return on investment when selling your property.

Paint

    • Inexpensive and can completely change the look and feel of a room. Use a subtle paint colour to emphasize your home’s strengths and minimize weaknesses. You can also paint exterior wood windows, trim and decks for a fresh, updated look.

Kitchen

    • It’s the heart of the home so opt for stone countertops, backsplashes, and stainless steel appliances. People also enjoy open-concept kitchens so they can entertain while they cook, so consider removing walls for an open-concept living space.

Bathrooms

    • Stone/porcelain flooring and countertops, spacious frameless glass shower stalls, double sinks and vanities, and heated floors will all increase your properties value.

Basement

    • Finish the unused basement to add square footage and save on energy costs without having to rezone. Make sure the ceiling height is tall enough to use properly.

Repairs

    • Roof, furnace, air conditioner, leaking basement, and loose eves are some of the repairs that a buyer will conservatively discount more than your actual cost. Give buyers less to put on their con list by fixing these repairs prior to listing your property.
    • Video about Winter and General home maintenance tips.

Light fixtures

    • This is cheap and often changing the lighting of the room will make it brighter.

Door hardware

    • At $30-$50 per door, this could be worthwhile.
  1. Outlets
    • Update plugs and switches to decora style.
  1. Windows
    • Replace the glass or frames of your windows for an updated look.
